Quares to expand portfolio of student flats



There is further activity in the ‘student housing’ sector. This sector, which did not even merit such grandiose categorisation just a few years ago, is attracting the attention of real state developers and investors, as one of the new wave of sectors which come under the general heading of ‘residential’.

Quares Student Housing, based in Mechelen, has announced that it is to invest some 10 million Euros to build a portfolio of 2,000 student flats by 2026. Peter Verlinde, Director of Quares, comments: “Quares Student Housing currently possesses 615 student rooms in Brussels and Antwerp, with an investment value of 56.3 million Euros. We have a specialised team which, thanks to practical experience coupled with a profound understanding of the market, is well placed take advantage of the best investment possibilities in student housing.

Quares Student Housing has identified other factors which make this segment interesting. These include an upgrading of the product from a simple bedsit to a more refined studio flat, more professional management, stable rental levels and yields, and greater use of standard leases with quality labels and reduced non-occupancy risk. The target yield of 5% for investors is also being met.
