New SME park and retailing at Wavre South



Plans have been announced by developers BVI.BE to create a high added value and sustainable business park in the Wavre South enterprise area. To be known as the Parc de l’Europe it will extend to around 20,000 m² of space for businesses, and is expected to create some 500 new jobs.

The developers BVI.BE have more than 25 years’ experience in developing business parks for SME’s. This latest venture will see Almost Zero Energy buildings developed, to accommodate SME activities, offices, logistics, tradesmen, storage, distribution and, of course, co-working space. The new buildings will replace disaffected buildings on the Philips/Mitra site.

A further 7,900 m² is to be dedicated to retail activities, but with specific strict conditions, and designed to integrate into the existing Wavre South zone. To ensure that this retail activity does not harm the existing retail offering in Wavre, the new units have to have a minimum size of 1,000 m² (gross area) and are not allowed to be in the food or textile segments. Household goods and a car showroom are envisaged for the six units.

Explaining this regulatory framework, BVI.BE president Michel Meers says: “We would in particular underline the fact that the commercial mix has been defined in agreement with the Wavre city authorities. They are particularly attentive to only allowing unit sizes and retail mixes which are not likely to compete with city centre retailing. This is why within these six units will be found offers not present in the city centre, but complementary to city centre retailing”.
