Transaction in Mons

Following the news yesterday that the UPSI is to hold a seminar on real state development in Mons, it is timely to announce a major transaction in the city.

The Wallonia-Brussels Federation is to purchase an office building of the Au Fil des Grands Prés project from developer Atenor. The Wallonia-Brussels Federation will set up various services there, in particular the Aid to Youth, The Houses of Justice and the General Administration of Education. The sale (in future state of completion) concerns office building P with a floor area of 8,608 m² whose permit, cleared of any claims, was issued by the Walloon Region authorities on 20 November 2019.
This new sale follows the recent sale of 2,917 m² to ONEM. Almost 80% of the available space is therefore already sold, before the start of construction planned for summer 2020.

Au Fil des Grands Prés is strategically located in Mons, in the future ‘Calatrava’ station district, linking it to the historic centre of Mons. This is a district undergoing major redevelopment, opposite the Grands Prés shopping centre which includes an Ikea store. The site is close to the Imagix cinema complex, the Mons Expo exhibition hall and the congress centre designed by architect Daniel Libeskind.

Works started in 2015 with the objective of developing a new sustainable district including residential units, offices and local shops. The project is divided into two phases. Phase one involved the construction of 266 residential units, all sold. Phase two will be allocated to the development of around 350 residential units and over 14,000 m² of offices and local shops.
The project is oriented towards sustainable design, with particular emphasis on comfort and energy saving criteria. The office part of the project will meet NZEB (Nearly Zero Energy Building) requirements.
