There is further movement in the infamous ‘Victor’ project at the Gare du Midi. Brussels development agency citydev has announced that following a call for tenders, it has allocated the contract to a partnership named Immoange, made up of the original instigator of Victor – Atenor – and BPI Real Estate.

With architecture by 51N4E and Jaspers-Eyers Architects, this part of the programme to redevelop the area around the station (contained within a Masterplan known as the Gare Habitante’ will see 102 subsidised residential units and a further 32 for the open market. There will also be areas for trade and services within a covered retail mall, along with multi-functional space and a co-working area. An office complex of around 72,000 m² (the equivalent of a very large tower) and a landscaped area of 2,900 m including a public garden and a ‘kitchen garden’ complete this part of the overall scheme. Regarding the offices, on its own website Atenor confirms that they will be contained within a tower which shares the same podium unit as the remainder of the facilities.

Brussels Minister-President Rudi Vervoort comments on the work of citydev: “One of the priorities of my government is to create housing in mixed use and quality living areas. The call for tenders by citydev.brussels is a good example of a concrete tool for achieving this objective rapidly and in partnership with the private real estate sector. It leads to new quality housing within developing districts and at affordable prices.”

Works on this project are scheduled to begin during the second quarter of 2022, meaning that the long-running saga of Victor is not set to come to an end any time soon.
