Strategic alliance between Befimmo and Silversquare, a co-working pioneer

During a press conference, Benoît De Blieck, CEO of Befimmo, expressed the company’s desire to anticipate the rapid and profound evolution of the office market: “Befimmo is expanding the scope of its mission and its vision where the workspaces of tomorrow are concerned, the way in which they are designed and used. Occupants are increasingly looking for owners who can offer them much more than just a ‘premium’ building. They have to be able to offer collaborative workspaces capable of evolving, along with company services and networks in an environment which is open to multi-functionality”. Within this context, Befimmo has concluded a strategic partnership with Silversquare, a co-working pioneer.

Silversquare created its first co-working centre on the Avenue Louise in 2008. Some 10 years later, Alexander Ponchon, Managing Director of Silversquare, reveals positive results. Silversquare now manages 3 centres in Brussels, numbers 850 members and turns over almost 5 million Euros. These business centres are characterised by the attention paid to design and layout, with the majority of the space being used for working together. The strength of these centres lies in managing and bringing life to the community in order to encourage interaction and the sharing of knowledge among members, through organising both conferences and convivial events such as an evening aperitif. This ‘open incubator’ approach creates genuine entrepreneurial hubs.

The
‘Silversquare@Befimmo’ concept which results from the strategic partnership is intended to re-think the dynamic of the building. The most suitable areas in Befimmo buildings – and as a complement to the traditional office space – will be laid out as co-working space. This is particularly relevant for the ground floors, which have to become welcoming areas, places for exchange and meetings, and not simply places through which to transit. These collaborative areas, encouraging sharing and networking will be destined not only for external users, but also for tenants of Befimmo, whether they are occupants of the building in question or not.

These co-working centres respond to a growing need for flexibility where the rental of office space is concerned (private or shared), both in terms of the length of the rental contract and in the amount of space occupied. For large occupants of those buildings to accommodate a Silversquare@Befimmo centre, these areas may also serve as ‘buffer zones’ able to be used, for example, by project teams which will only be present for a short time.

Silversquare@Befimmo
is aiming to develop 4 or 5 centres over the next two years. The first 4,000 m² of co-working space will be located within the Triomphe building at Ixelles, selected because of its excellent position opposite the VUB, alongside the new Chirec hospital complex, and close to the ULB. The opening of this first Silversquare@Befimmo is scheduled for the first quarter of 2018. Over time, all of the Befimmo buildings occupied as multi-tenant, along with new projects, may be designed in order to accommodate a Silversquare@Befimmo centre. These buildings are expected to house large size companies alongside SME’s and start-ups.

During the press conference, several locations in the Brussels marketplace were mentioned as possibilities for a Silversquare@Befimmo: a building in the Ikaros business park at Diegem, the Blue Tower on the Avenue Louise, the Rue de Brederode at the Porte de Namur and building projects underway in the North District, including the former WTC towers and the Quatuor project which is to be constructed on the site of the current Noord Building, set to be demolished. If Silversquare@Befimmo meets with real success, a genuinely national network of co-working centres may result.
