Belliard 40 attracts pre-lets

Cofinimmo has confirmed the attraction of new, high quality and energy-efficient buildings on the Brussels marketplace. It has announced the signature of lease agreements for more than half of the surface area of Belliard 40 before delivery of the works. On October 1st next year, the International Workplace Group (Regus) will open a 4,355 m² ‘Spaces’ coworking centre in the building. Following that early in 2019, CEFIC (European Chemical Industry Council) and PlasticsEurope, both long-term clients of Cofinimmo, will occupy 6,737 m². Both leases have been signed for a fixed period of 15 years. Construction of the building will be completed during the first quarter of 2018. The CEFIC plans to move in the Belliard 40 in January 2019. CEFIC has been avised by BUSINESS SPACE, acting as independant tenant respresentative, to negotiate the lease contract with owner Cofinimmo .

The Belliard 40 building will be of high environmental quality, explains Cofinimmo, thanks to the materials and technical equipment which have been selected, leading to the building being awarded BREEAM ‘Excellent’ certification. For the first time in this location, a green public space will be provided in front of the building, reshaping part of this busy urban thoroughfare. The unusual architectural design features a block supported by two others, and a transparent five-story atrium. This will allow passers-by, walking along the esplanade that will stretch over the full length of the building, to see an interior garden located at the back of the property. The occupants of the upper floors will enjoy an exceptional view over Brussels. Along with the office space, Cofinimmo is to convert 1,370 m² into 17 residential units to be let subsequently.
