The ‘5th Element’ soon to rise in Charleroi skyline

La Sambrienne, the Public Service Housing Company of the City of Charleroi and the commune of Gerpinnes, has applied for a single permit for its ‘5th Element’ development project. This involves the construction in the upper part of the city of almost 150 housing units and 7,000 m² of office space. This large development represents an investment of 44.6 million Euros. The 2.2 hectare site is located in the city centre between the ‘Cité des Métiers’, the new university campus and the ‘Grand Palais’. The association of architects Lan and Blow has designed a cohesive, green and spacious district on a human scale.

La Sambrienne and the City of Charleroi have ensured a social mix for this new district. Of the 149 housing units, there will be only 55 social apartments. 40 housing units will be for sale and 30 student flats will be let. The environmental impact of this housing has been limited: the 7,000 m² office building will be NZEB (Nearly Zero Energy Building) and the housing will be passive or low energy.

Construction works are expected to start in 2022 and to be completed in 2025.
