Ageas Group settles in Brussels in The Manhattan

Victory group, the investment company owning of the 'Manhattan' office building located in Brussels CBD, has just announced that Ageas Group – active in Belgium via its subsidiaries AG insurance and AG Real estate - has chosen to settle their global headquarters in ‘The Manhattan’. Ageas Group has signed a 12 years lease for more than 5,000 m2 perched between the 14th and 17th floor of the building around the unique glazed winter garden. With this transaction, The Manhattan with its 46.200 m2 of Grade A office space spread over 24 floors is now almost 70% leased to a wide range of renowned tenants such as the lawyer Baker McKenzie, Mazars, Covington & Burling, Vlerick Business School and Yara. The JLL Office Advisory team acted as exclusive advisor to the owner.

Victory underlines that their emphasis on providing an ecosystem of amenities and services, high environmental standards and proximity to public transport were key factors in Ageas group’s decision. Quoting Ben cooper, executive director at Victory: “Manhattan office complex is a full-service ecosystem designed with our tenants in mind. It’s a very people-centred approach.” During the transformation of the building dating from de 70’s, its new owner incorporated numerous facilities to enhance the comfort and experience of the occupants: the 'Hudson' and 'Number 94' restaurants as well as 'The Lex' bar, gyms and fitness, and the Lincoln Auditorium integrated into the Manhattan Meeting Center operated by Spaces.

The architectural facelift of ‘Manhattan, with its tower designed around the preserved existing structure and the addition of an overhanging style facade' was carried out by Jaspers Architects with CONIX RDBM Architects and Creneau International. The redevelopment and upgrade was carried out by the builders BESIX and Les Entreprises Louis De Waele both acting for the developer Icon Real Estate and the investment company Victory Advisors .The transformed office building is certified BREEAM Excellent and is the first in Europe to have received a “AirScore Platinium” certification, the highest possible level of accreditation for indoor air quality, an essential aspect for offices in the post-Covid era.
