Green light for ‘Square 42’
RETAIL Following the lodging of the permit request in June 2021, the permit has now been granted for ‘Square 42’, a mix-used building developed by Atenor in Belval. It involves the construction of around 20,450 m² of office space spread over 7 floors, and 838 m² of retail space on the ground floor. Atenor won the competition for the ‘Square 42’ development as part of a master plan carried out by KCAP for Belval neighborhood. Qualities of the project are a full part of the policy pursued in cooperation with Agora Luxembourg to make Belval a remarkable example of the redevelopment of a former industrial site into a real urban living district.
Smart and green
Atenor entrusted the architecture design to A2M architects in collaboration with Moreno Architecture & associates, engineering bureau ICB and Felgen.'Square 42' aims to achieve the BREEAM Excellent and WELL Gold certifications. With its roof garden, terraces, a vast patio and green spaces ‘Square 42’ has been designed to offer the future tenants far more than just efficient workspaces. The layout of the spaces will be flexible as it features large office floors. The technical facilities will ensure, without the use of any fossil fuels, energy efficiency and comfort to users, in accordance with the European Taxonomy and the carbon footprint reduction objectives set by the European Commission by 2030-2050. The façade openings will react to the position of the sun.
‘Square 42’ building is positioned at the crossroads of what Atenor calls the ‘main office boulevard’ (Porte de France) and the ‘main pedestrian shopping street’ at the future Central Square and the entrance to the Belval site at Esch-sur-Alzette, to the southwest of Luxembourg city.
After ‘Naos’ and ‘Twist’, ‘Square 42’ is the third development of Atenor in Belval. A fourth project, ‘Lot 48’, developed in partnership with ARHS Group, is also under way on the last plot of land on 'Square Mile'.
